Brief
L’atelier were instructed to provide on-construction EPCs for a complex of industrial buildings in Berkshire totalling 145,000 square feet.
Project Description
The Easter Park facility comprises modern state-of-the-art offices and an industrial complex. Phase I of the industrial complex is the development of 12 medium sized units ranging from 4,200 to 59,500 square feet in size. Phase II comprises 23 specialist start-up units for small businesses ranging in size from 1,000 to 2,500 square feet.
Easter Group invested in environmentally sustainable heating and cooling systems using the latest innovations in ground source technology to provide comfortable environments within the offices, while keeping energy bills for the tenants low.
EPCs for the 25 units were produced within a four week period – on time and under budget - and demonstrated average ratings in the B/C bands between 45-60 – the variance was due to the adjacency of units and the chosen heating and lighting schemes in place. The average CO2 emissions for the properties was just under 40 kgCO2/per m²/per year and in line with expectations for new properties of this type.
